| Resident Manager & Maintenance Person Excellent for a husband-wife team! Experience Required – Must Live on Site These are live-in positions and no pets are allowed. Welcome to the beautiful town of Edson! The Salary for the FULL TIME Resident Manager & Maintenance Person position is kept separate from the rent. We have a suite available for rent. Position 1: Resident Manager The Resident Manager should have previous working experience with rentals, condominiums, apartment buildings. Requirements: · Must be able to use basic computer programs and perform basic computer tasks such as checking email or writing a notice - computer provided at the on-site office. · Ensure work place safety is practiced · Ensure records are maintained Personal Attributes 1. maintain standards of conduct 2. be respectful 3. possess cultural awareness and sensitivity 4. be flexible 5. demonstrate a dedication to the position and the community 6. demonstrate sound work ethics 7. be consistent and fair Condominium Duties 1. Maintain excellent relations with all residents (including conflict resolution where possible). 2. Answer all incoming calls and emails within a reasonable period of time. 3. Deal with complaints, concerns or requests. 4. Receive requests for repairs or maintenance to the common areas. Issue work orders as directed by the Property Manager. 5. Except for the hallways and entranceways, maintain all common areas and keep clean and free of debris. Inspect common areas daily and report any concerns, including items requiring repair, to the Property Manager, and order extra garbage pickups when required. 6. Perform annual and other inspections as directed by the Property Manager and note any maintenance required. Keep a record of all maintenance done. 7. Obtain quotes from local trades as directed by the Property Manager. 8. Direct supervision of all maintenance people and outside contractors. Responsible to ensure all work performed on site meets Laidley Management standards. 9. Maintain accurate time sheets for maintenance persons and contractors. 10. Deliver notices and correspondence as required by the Property Manager. 11. Monitor parking areas for violations. Contact By-Law Enforcement on infractions. 12. Keep record & assign available parking stalls. 13. Monitor that all rules and regulations of the property are complied with as outlined in the Condominium Bylaws. 14. Ensure after-hours emergency calls are dealt with. 15. Any other related duties as assigned by the Property Manager Rental Pool Duties 1. Market available suites. Consult with Property Manager on advertising and marketing strategies and specifications. 2. Take bookings to show vacant suites to prospective tenants, provide information, & accept rental applications. Complete thorough employment, landlord, reference & credit checks on all applicants. Accept or reject applications and advise applicants accordingly. 3. Prepare process & have signed all lease agreements, lease renewals & other rental forms. 4. Provide tenants with rules and regulations pertaining to your complex. 5. Handle all details of move in/outs including inspection reports. Prepare & sign related forms. 6. Collect all rents, security deposits in a timely manner. Process NSF charges and delinquent accounts as required. All funds must be deposited within 48 banking hours or receipt. 7. Make bank deposits as required. Do not hold rent cheques for any reason. Maintain accurate records of all financial transactions; submit such to office on a regular basis. 8. Provide accurate weekly occupancy reports. These reports are to be faxed to head office every Monday morning without fail. 9. Serve eviction notices in accordance with the laws of Alberta and as directed by our office. 10. Perform a follow up inspection of a suite within 2 to 4 months of the tenant moving in. 11. Ensure maintenance concerns are handled in a timely manner. Advise tenant if there is going to be any delay in having a concern resolved. 12. Obtain quotes for major maintenance and repairs as requested by Property Manager. 13. Responsible to ensure that all work performed by outside Contractors meets Laidley Management requirements. 14. Check that all utilities are connected or disconnected whenever applicable regarding vacant units 15. Maintain Resident Manager Suite and on site office in excellent condition at all times. 16. Maintain vacant units in a “ready to show” condition at all times. 17. Conduct inspections of units for needed services and repairs 18. Coordinate emergency and regular repairs & coordinate repairs to buildings 19. Coordinate maintenance and repairs to structural, mechanical & electrical system as per the instructions of the Property Manager. 20. Prepare activity reports and work order reports 21. Be familiar with the Residential Tenancy Act of Alberta & abide by the guidelines set. 22. Any other related duties that may be assigned by the Property Manager. Position 2: Building Maintenance Person The Maintenance person would normally attain the required knowledge, skills and attitudes through completion of a Journeyman Certification Program in a related trade combined with several years of trades, administration and management experience. Equivalencies will be considered. Requirements: · Ability and knowledge of carpentry and building maintenance · Ability and knowledge of safe operation of basic hand and power tools · Knowledge of electrical systems · Knowledge of workplace safety and safe lifting and handling procedures · Ability and knowledge Inspection procedures · Ability and knowledge Building maintenance · time management skills · effective public relations, public speaking, verbal and listening communication skills · literacy skills including the ability to read manuals · analytical and problem solving skills · Ensure work place safety is practiced · Establish & implement preventative maintenance schedules Personal Attributes: · maintain standards of conduct · be respectful · possess cultural awareness and sensitivity · be flexible · demonstrate a dedication to the position and the community · demonstrate sound work ethics · be consistent and fair | |
